At Lamont Bros., we use a joint computer-aided design (CAD) and 3D modeling software called Chief Architect, which allows our clients to visualize how their remodel might look. That way, they can offer feedback and make the design better fit their needs.

What is 3D modeling software?
Simply put, 3D modeling software is a computer program that creates three-dimensional objects within a virtual environment. This allow you to visualize objects from any angle. Although there are many applications for these kinds of programs, this article will focus specifically on how they can aid in the development of home remodel designs.
The thing is, designers and architects also have a vision in their head. Historically, designs used 2D drawings. However, it is often difficult for homeowners to visualize how these drawings translate to what the space will actually be like once it is built.
Most construction companies use a type of architectural drafting program called CAD (computer-aided design) to create floor plans and blueprints. CAD is not the same as 3D modeling software; CAD software is usually limited to a two-dimensional view. Therefore, it is more focused on structural information rather than a visual image. As a result, CAD drawings are typically limited to top and side views.
3D renderings based on designer-developed CAD drawings can help bridge the gap between the designer’s technical view of the space and the homeowner’s understanding of how it will look.
How does 3D modeling software work?
In the case of Chief Architect (the program we use at Lamont Bros.), the user can switch between 2D and 3D views at any time. The software creates both 2D and 3D drawings of a home; if you add a wall in the 2D blueprint, the program will add a 3D wall to match.
This feature works especially well because most designers and architects are more comfortable using 2D blueprints for construction designs, while most homeowners want to see their remodel in 3D. This way, a designer can work on the design plans in CAD, then switch it to a 3D view for the client.
The program also allows you to change paint colors, cabinet styles, backsplash tile, flooring, fixtures.
What are the benefits of using 3D modeling software?
The first time we show a homeowner the 3D model of their proposed remodel, they usually have a hard time hiding their excitement. It’s the first time they truly get a glimpse of how their home will look. Here are a few reasons why 3D modeling can help aid in the process of a home remodel.
Realistic visualization
The most obvious benefit to using 3D modeling software when planning a remodel is that it gives a more realistic view of the space. Since our eyes are used to looking at the world through a three-dimensional view, it is easier for our brains to understand how a remodel will look using a 3D image rather than 2D.
A lot of modeling softwares also have shadow and light reflection features that add to the realism of a 3D render.
3D imaging also helps the homeowner get a sense of scale and dimension. They can see how certain objects look next to one another, or if the color schemes complement or clash.
Changes & comparisons
If you’re thinking about changing elements of your design but would first like to see how it would look, 3D modeling is the best way to experiment with slight variations. By comparing your options in side-to-side renders of your remodel, you can choose what would be best for you.
The same is also true for fixtures, finish surfaces, and tile patterns. Say you have three tile backsplash designs you can’t choose between. If you want to see a 3D render of your space with each, you can do that.
Having the option to compare different design features as they relate to the overall space is one of the best ways to create a cohesive remodel design that looks like it was meant to be.
Accuracy and Efficiency
It used to be that if a client wanted to make a major design change, the plans would have to be re-drafted individually. The result would be hours spent pouring over structural, electrical, plumbing diagrams until everyone reached a solution.
If the client wasn’t happy with the changes, it was back to the drawing board. Again.
In Chief Architect, any adjustments made in a 3D model will automatically adjust in the build plans and diagrams.
For example, say you want to move your bathtub to the left, but you don’t know how far. In 3D view, you can adjust the placement exactly as you want it to be visually, and the program will make all of the technical adjustments to shift the tub on the builder’s designs, saving hours of trial and error on their end.
